Acceptance of Terms
By using SimplyUnits, you agree to these Terms of Service. If you do not agree, do not use the application.
Description of Service
SimplyUnits provides property management tools and online rent payment processing for residential landlords managing 3-25 units. The service includes tenant management, expense tracking, payment collection, and financial reporting.
Payment Processing
- Payments are processed by Stripe, Inc. Subject to Stripe's terms of service.
- ACH bank transfers: $3.99 flat fee per transaction.
- Credit/debit card payments: 3.5% of the transaction amount.
- Fee assignment (who pays the fee) is configured by the landlord.
- SimplyUnits does not hold tenant funds — payments go directly to landlords via Stripe.
Auto-Pay
Tenants may enroll in automatic payments with explicit consent. Auto-pay requires a saved payment method and can be cancelled at any time. Both landlord and tenant are notified immediately if an auto-pay transaction fails.
Fair Housing Disclaimer
SimplyUnits provides property management tools only. Landlords are solely responsible for complying with all applicable Fair Housing laws, local landlord-tenant regulations, and any other laws governing rental properties. SimplyUnits does not provide legal advice.
Limitation of Liability
SimplyUnits is provided "as is" without warranties of any kind. We are not liable for payment processing errors handled by Stripe, SMS delivery failures, or any indirect, incidental, or consequential damages arising from use of the service.
Account Termination
You may delete your account at any time from the app settings. Upon deletion, your account enters a 30-day soft delete period during which it can be recovered. After 30 days, all data is permanently purged.
Changes to Terms
We may update these terms from time to time. Continued use of SimplyUnits after changes constitutes acceptance of the new terms.
